Here's some helpful information about the relationship between landlords and persons who lease an apartment, townhouse or house (residential tenancies). There are many other laws that govern such residential leases, and a different set of laws for commercial leases. The Landlord has an obligation to maintain your premises in compliance with all applicable building, housing and health codes. The Landlord must also make reasonable provisions for heat during winter, running water, and hot water, as well as for the clean and safe condition of common areas.

Unless otherwise agreed to in writing, the Landlord must provide working smoke detection devices.

The Landlord cannot retaliate or discriminate against you by increasing your rent or decreasing services to you if you (a) complain to a government agency charged with responsibility for enforcement of building, housing or health code of a suspected violation application to the premises, or (b) organize or participate in a tenant's union.

If your tenancy is not for a specific duration or length of time, your tenancy may be terminated in the following manner: (a) if year to year, by giving not less than 60 days' notice prior to the end of any annual period; (b) if quarter to quarter, by giving not less than 30 days' notice prior to the end of any quarterly period; (c) if month to month, by giving not less than 15 days' notice prior to the end of any monthly period; and (d) if week to week, by giving not less than 7 days' notice prior to the end of any weekly period.

When vacating the premises after termination of your lease, the landlord has up to 15 days to return your security deposit or to give you written notice by certified mail of his or her intention to impose a claim on your deposit. If the landlord fails to give such notice within 30 days, he or she forfeits the right to impose a claim on your security deposit.
